Joint Mortgage Tips

Looking at using a joint mortgage (with a longtime friend, not a significant other) to purchase my first home to start my real estate investment journey. We live in Los Angeles, and entry prices around here aren’t exactly beginner friendly. I figure using a joint mortgage gives me a little more breathing room for learning and leaves me with extra cash for a potential real estate market dip in the near future to purchase a second property (probably outside of LA though). Anybody here have any horror stories with joint mortgages, things to look out for, positive experiences...? Any feedback is greatly appreciated.
