How to Structure this Seller Finance Deal

Am currently in talks with a property owner who motivated to sell a 2 bed SFH and a duplex. I don't have the money for the down payment and also a newbie in REI. I asked her if she is willing to do owner finance or let me take over the mortgage payments and her reply was to ask her husband first. Both properties are tenant occupied. I have run the numbers and the cash flow is great. Any recommendations and suggestions on how to structure this deal?
