Hi I am looking to expand my real estate investment portfolio beyond the Phoenix area where I currently reside.  I was reaching out to understand more about the Memphis real estate market.  Can you help me understand if I've missed the mark on the investment timeline or if there is a chance for a decent cap rate return on rental properties.
