How to start from scratch...

Ok so I am 18 years of age and I have been researching rental real estate for about 2 years now. I am so excited to get started but I could use some advice. Should I finance or buy cash, should I get a single-family home or multi-family home. I currently live in Mexico but I will be moving to the USA within the next 2 years with the help of a sponsor. I will be working a full-time job to make a living and start saving money to invest in real estate. I am moving to the USA with a friend of mine so we will be real estate partners. Any advice?
