Is RealtyTrac worth the monthly fee?

Hello BP fiends,

Hope all is well during these tough times. 

I am currently seeking new leads for wholesales, flips, BRRRR's, etc...

I was informed about the RealtyTrac website and was wondering if the monthly fees are worth it. Most sites give bogus leads. When I think about it, I feel if the owner of the site has great leads then why share them in a market like this unless they are trash leads to the owner. I am a believer of one mans trash is another treasure. 

If anyone has any experience with RealtyTrac I'd really appreciate a genuine review from my BP friends.
