My friend and I are buying a duplex rental property together. We have both agreed to put a total down payment of 20% to purchase and have a 6 month reserve on the the mortgage set on our partnership. How much more should we set aside initially for capex and opex?

Also for insurance if we get a dwelling property insurance with $2m personal liability, is that enough for a duplex?
