Would cash out refinance be a good option now

I am in the middle of thinking about refinance  12 houses that  i own free and clear, im thinking to fo that to get a mortgage  with very low interest and to get money lined up for future deal if they come up since market might come down, what are your thoughts on that?

@Martin Zavala - with real estate prices at highs and rates at lows I would do it.  But only if you plan on investing it.  If housing prices drop or rates go up all that potential money you could tap disappears....poof.  It's like magic.  The worst kind of magic.
