Direct Mail Marketing and COVID19
Hi all!
I wanted to start a general discussion and reach out to any wholesalers/off-market-deal-go-getters that are doing direct mail marketing campaigns (yellow letters) before/during/after the pandemic. More importantly, I wanted to get insight on anyone doing this and their metrics around lead generations and callbacks. I.e., are you seeing more/less volume now than you were before COVID? Have you halted direct mail entirely? Are you selling more than ever? How many letters do you send out? What markets? Target audience?
As a newer investor, I embarked on my Pittsburgh based wholesaling journey late June and have done two campaigns so far. My numbers are pretty insignificant and I was/am quite thrown off a bit by the current status of the real estate world and the pandemic. Though I do plan on continuing my efforts and fighting through it all! My first campaign was relatively small in volume (870 letters targeting absentees) I managed a 1.5% callback, but 0 deals.
My second campaign, unfortunately, was delayed by a month due to a "post office error" and is still on its way to be delivered. My second time around I targeted 1500 letters. Fingers crossed for additional calls and landing my first deal! But I was just genuinely curious to see how others in various markets with different mindsets are performing!
Would love to hear any and all stories/metrics!
