Seeking Advice/Template for Land Development Project

I am a commercial agent (CCIM) that is diving head first into the development game, I can't find a template to show investors, so I am stuck trying to move forward w/plan. I know there is massive potential with the property but it's north of $4M, so I need to get my thoughts on paper to show to my investor(s) but I cannot figure out where to start.  Any guidance would be greatly appreciated.
