No Seasoning Cash Out Refinance

Anyone know any banks or financial institutions who would have a no seasoning refinance policy? Im looking to rehab and refinance almost immediately after purchase. Please guide me. This is super important for me as I do not want to get my money stuck. Please also guide me on how delayed financing works.

I am planning on acquiring a property on cash in Rowlett, Texas. I am getting a super distressed deal and the property I am acquiring, I am acquiring at a 12% cap. Market in same area is around 8% cap. I just want to cash out and get my money out from the cash deal immediately after purchase and let it cashflow for me. No Rehab required. @Andrew Postell @Moises R Cosme
