Out of country investor partnership

Good day to everyone and hope you are doing well.

I am a licensed real estate agent and have an investor who wants to invest 200k from out of country in the USA. I work with investors but they usually do their own numbers. I will get the money, find the deal, manage it and then refi. I would ideally like to buy a multi-family. My question is how do I structure the deal? In other words, what should I charge? Should I just take the money as a loan and then pay % back? Should he become my partner? Any tax issues for him or me? I am sorry if I am asking too many questions. Any advice would be greatly appreciated. 

P.S. I speak with a lot of investors and everyone say " you should do this, you should do that, etc." It's easier said than done. I'd like a more detailed structure on this if possible. Thank you in advance.
