How to do a partnership ?

My aunt lives in mass and I’m a general contractor residing in CT. She has the down payment to invest in a rental property and wants me to partner up with her, I’m putting some funds up as well not as much as her. I’m familiar with residential construction and some what real estate (BiggerPockets of course). She has no knowledge of neither besides me sharing information I acquired with her. I was planning to purchase my first multi-unit next year. Our plan is multi-family in the mass/ct area and continue growing. Should I take this opportunity with my aunt ? How would this partnership structure work ?
