Property in an Estate Question

I have a property that is currently in an estate of which the names on the estate have died.

First time I’ve come across this situation. What typically needs to happen in an estate for a property to be cleared by the title company to sell?

Currently I have a signed contract with an heir that has been handling the taxes and what not but ready to sell so I’m trying to help get us to the closing table.
