How do YOU personally fund your real estate investments?

I'm working a 1099 sales job doing door to door pest control to support my small family while trying to finish school. I've had a couple ideas. Usually they revolve around using sales to fund real estate in the future. However, I've also thought about the potential of getting a "regular job" after college, living lean, and using my salary to put towards growing a real estate portfolio.

Anyway, just curious how you personally fund this stuff l, how you got started, what you would have done differently, etc.
