Buying my first 2 family home in Clifton NJ

So I am about to close on my first two family house that is completely gut renovated and new appliances in Clifton NJ for 529,000. It’s a 3 bedroom unit over 2
with a finished basement and huge backyard. Both units are occupied and is bringing in a combined income of 4,000 a month. Considering that my mortgage is 3200, is this considered a worthy investment since I am only putting down 31k total? I am thinking about house hacking this unit after the first floor tenant leaves in March ultimately paying 1,100 a month. Or I can leave the tenants there and cash flow 700 a month.
