Investment property in New York City Times Square

To whom it concern,

My name is Justin Hernandez. I am currently looking into helping a friend of mine, who is looking to sell a property. This property is a 6 story building with a few violation, the building also has over 5,000 sqft air rights. The property is broken into a commercial and a residential area. The first three floors are occupied with commercial business as for the following three floors are vacant but can be occupied with residents looking for condo living spaces. The property is about a block and a half away from time square. The owners of the building are elderly and ready to sell the building, the family has relocated to the west coast and due to covid the owner have been effected with medical condition. As well due to these conditions the property will need to be sold as soon as possible. The asking price at the moment is 8.5M, but also open to negotiation.
