Can I keep the current tenants with an FHA loan??
Yes, I am aware that with an FHA the property is to be owner occupied for at least a year. However, I am curious to know if anyone has rented out their "occupied" unit anyways while living at another residence?
I am currently searching for my first property, and came across a three family with all units currently occupied. I mentioned to the seller’s agent that I would need to terminate one of the leases in order to fulfill the terms of my loan. The agent said I shouldn’t do that, just keep the cash flow and say it’s my permanent residence anyways. They claim “who would know”. So who would know? Would the lender inspect the property? Is this bad business practice? If anyone has thoughts or experience with this scenario I would love to hear your comments. Thanks.
