Investment Properties in Conroe, TX

Is conroe a better place to invest ? I saw a few (sfh- rental) properties in conroe - south east area. Schools are OK.  I see DOM is 50 on an average. What do you guys think of that area to invest in a leased property - with a decent cash flow. Any inputs are highly appreciated.
