Phoenix market (SFR, Multiplex or commercial)

Newbie here. Wanted to hear fellow investor's thought on what is your preference between Single family, Multiplex and commercial real estate in Phoenix. Please provide your thought process. 

Personally, I think commercial real estate can get cheaper because of small businesses getting hammered by COVID. Single family may see downward pressure because of unemployment kick in and stimulus starts to dry up. Multiplex could be stable or slight uptick because current homeowners may become renters and number of people moving across the states to look for jobs.
