Prop mngmt co charges % of repairs plus mo fee.

Hi,

My small local property management company sold out to renters warehouse. I have not been happy with them, but have been hesitant to switch again since tenants just got a lot of paperwork with the last switch and it’s kind of a pain on my end.

Renters warehouse charges a flat monthly fee, plus a fee for lease renewal and new leases. I am fine with that, but in addition they charge 10% of any repairs. They say it comes from the contractor and it technically does, but obviously the contractor charges more to cover it.

Do most property management companies do this? Seems like a rip off and there is no incentive to keep repair costs down...
