Any thoughts on New Builds?

Hey everyone, I'm new to REI and im looking at making my first investment. I was talking with a property manager who owns many investment properties himself. I asked what kind of home he thinks makes the best investment. His reply really surprised me, but he said he prefers new builds. His rational is:

Property value will increase dramatically in short order

Renters like the idea of being the first resident and are more likely to stay long term

Zero maintenance costs

As long as the cashflow still makes sense, does anyone know of any concerns?

Zero capital expense concerns
