Multifamily listed for $134,500

I am looking at a Multifamily which is a 4 bed 1.5 bath and a 1bed 1Bath on the the same parcel.

It has been on the market for almost 300 days and is listed for $134,500.

It is in decent condition but being a 1910 house the rooms on the second story of the one house are slanted. It also may have some water damage.

The kitchen is a weird where it seems like it used to be a covered back porch.

The 1bed 1Bath is currently being rented for $450 however the renter is going to be evicted.

The 1bed house isn’t in bad condition except for it needs decluttering and probably new carpet.

Being two houses it is probably worth around $130,000 but I would be looking to purchase it with an fha loan for around $80k-$100k

Should I even try to make an offer or leave it?
