Do you pay cash or get a mortgage?

I just started learning about real estate investing. If I plan on using a property to rent out, is it better to pay cash for the property or get a mortgage on it?

Mortgage.  You put 20% down and then use the rent to pay the mortgage and other expenses.  You can then save and repeat the process.
