Refinancing without the 75% LTV?

I have an investment property in Austin, Texas. Unlike my first one, I don't have the 75% LTV on this one. The mortgage on it is still 117K and I believe this is the current comp value as well. I am paying at an interest of 7.25% which I got back in 2007. So I still have 24 years of mortgage on it. Do I have any options on refinancing this investment property? I don't know what companies and loans I can apply to. Any suggestions or am I just stuck with my 7.25% mortgage loan?
