Super cheap commercial land, what's the catch?

My goal for this land is to build a storage facility from shipping containers. I found a super cheap commercial lot, 1.5k for 2 acres. It's close to a few schools and a lot of homes, not too far from freeway exits. The land itself is relatively flat, but undeveloped and needs to be weeded. It's been on the market for more than half the year, and I can't figure out why it hasn't been snapped up.

I MUST be missing something, this is too good to be true. What should I be looking out for? Did someone die on it or something?
