Rental property cash flow
I am looking to get into rental properties and interested to hear other investors take on cash flow.
Do you target a certain ROI or minimal cash flow?

@Justin Helberg Do both! Target a minimum COC return so you know your money is working hard AND have a minimum cash per door so you can weather the markets. For BRRRRs my minimum is 15% COC and $150-175 per door (that is after all vacancy, capex, and maintenance reserves... so technically I'm bringing in much higher).
However, this is just one metric... Also look at your return on equity (ROE) and debt service coverage ratio (DSCR).
