how many actual flips have you done?

just another curiosity post.

I have NEVER successfully flipped a property.
hoping to flip my first this year...although I am thinking it may turn into a buy/hold

my first flip, turned into rental and then sold (2 yrs total)
my second flip was a LIVE in flip... knowing I was owning for only a few years.

all my other properties were buy/hold/rental from the start.

so Question:

How many actual flips have you done?

How long do you try to SELL it before turn it into rental??

I think where I went wrong was too short on market and not priced right...

Since going solo 18 months ago, I've done 19 flips and I have 5 in inventory in various stages. I also would not turn a "loser" flip into a rental. I would sell for the loss and get my money back working in the next deal.
