What is your personal top 5 metrics/percentages/rules for determining a real estate deal?

Hey Folks,

Just curious what you all use for your 'deciding criteria' on any new deals, or properties that you are re-evaluating mid-process?

The ones I hear/read most often in any investment are:
ROI
COC return
annualized ROI
CAP rate
Total Cash flow

Now, while I realize that I can personally look these up, and get a straight definition, what I would like from you awesome people, is when you would use one over the other, and which metrics you use when evaluating current or prospective deals!
