Second Multi- Any options to finance with 5% downpayment?

Hope everyone's staying well amidst all the corona craziness!


Question: I tried BRRR on a 3 unit but not well enough to cash out equity in the refinance. My comps were wrong. Still a good long term investment, but regardless now I feel stuck. It's an FHA loan (primary residence) originally a 203k loan that I ended up streamline refinancing and eating the appraisal cost.

Am I limited to 20% down payment to repeat the process? I'd love 5% or less, and I could keep my job while relocating to Missouri from Maine to scoop up better opportunities. From everything I've read, 20% conventional is pretty much your only option at this point, which unfortunately would halt everything for me as far as real estate goes. 

Appreciate any feedback!
