Reasonable referal fee for off market house flip

Hey folks. I have identified an off market home in CT that is ready to be listed. However, the owners have said to make an offer. At this point, I'm not ready to take on this project but I may know a few investors who may have interest. How should I approach them for a referal fee/mentoring option? I don't want to be greedy but I'd also like to see how they see a project all the way through. Any advise would be greatly appreciated.
