I'm negotiating my first ever wholesale offer today.

I'm negotiating my first wholesale offer in a few hours and I dont know what to offer. I dont know a realtor yet or have mls so I estimated the arv from zillow at $139,000. I'm okay with making less than 10,000, I would just like to get my first deal under my belt. The guy has a 3 bed 1 bath that he is using as a commercial property. He says the house is set up the same as a regular house but he took the bathtub out . Hes asking $100,000 for it. But I'm not sure how much needs to go into the house, he had no knowledge of fixes or how much they cost. Can anyone help me figure out the max allowable offer?
