Help Me Analyze this Property Hamilton Ohio

I am looking at purchasing my second rental property in Hamilton OH and am looking for some advice.  Its a current rental property, and the owner is selling it because he is moving across the country.  Please let me know if my numbers below make sense, and any advice you have buying a rental property with existing tenants.  

House Sq feet: 1900

Current Rent: $950/month (Tenant covers all utilities and lawn care)

Asking Price: $70,000

Condition: Good not great

My calculated cash flow: $443 (Before taking Vacancy (7%) and Capex (8%) out)
