What is my next step

Hello, I’m new here but have 4 rental properties(6 units) my net worth is about $250,000. And I’m making about $500 a month after all expenses, while I am living in one of those 6 units(the unit I’m living in would rent for around $900). My properties are worth around 600,000 total and my goal is for my net worth to be 1,000,000 in 5 years. I have a decent job making roughly 65,000/year, I plan on sticking with rentals but my banker said the expenses are too high on one of my rentals to possibly get another mortgage, this is because I had to replace the roof on that unit. Just looking for options and advice on how to advance from here.
