By the time I know about it

I just heard someone very experienced tell me that RE investing is an insiders game. Meaning by the time I see a deal it’s already been seen an passed up by others meaning it’s not a great deal. And if I do find a good one, by the time I get the funding, someone with more experience and money will be able to close faster. Kinda discouraging. What’s y’all experience tell you?
