Purchasing a mobile home as a rental - Northern CA

I have found a few mobile homes for sale in my area that are in great shape and very decently priced. (Solano County CA ranging from 77k - 120k) I want to ease my way into real estate investing and figured this might be a good start for me. I plugged in some numbers and the return seems decent as well. Is there anything I am missing ? Are there any warnings or advice you can offer me? Pros vs Cons etc ?

I think in my knowledge so far first problem here is you will need that renter to get approved from mobile home park, if there policy is that only owner can live in mobile home then you can not rent.

I too am thinking about buying mobile home or travel trailer and then buy land to park it on.

I my research so far South California is far more open to buying land and park travel trailer, mobile home on it?
