I am a licensed real estate agent and co-founder of an architectural firm and real estate development company.  Any suggestions where to find/build team of investors for real estate development projects offering 100% profit sharing; i.e. dollar-for-dollar percentage profit on the sale of development projects; same as principals vs. hard-money loans or unscrupulous lenders.
