Top 5 Cities to Consider Owner Financing

I am in search of single family properties which I can pick-up under 20K.

My strategies is to purchase these properties, and sell them to high risk parties with owner financing. I will carry the note with roughly 20% down, and finance with a relatively high rate.

My questions are the following:

1. Name me the top 5 cities you would considering purchasing at, and please explain why.

2. What are some pro's and con's in this approach - besides the obvious.
