Another newbie...need advice!

I've had the real estate bug for a while now, and am ready to take the plunge. I'm in my mid-30's, married with children. I owe $200K on a property that was just appraised (not assessed) st $400k, and I have about $110k in an individual brokerage account. I'm looking for advice on where to start. Should I begin with starter homes or duplex/triplex, or should I take the leap into apartments? Also, would it be wide to take out a HELOC, or would tieing up my own money be foolish? Thanks for the help!
