Rental income to mutual funds??

I had this pop into my head... Once setting aside for all expense plus cap vacancy property manager ect.. Would it be a good idea to roll the cash flow into mutual funds, roth, dividends stocks/bonds instead of letting that cash flow sit in a bank it could be making more ROI.

This is something id only consider for having afew doors because you'd never save up the down payment quick enough to buy more real estate.

Or perhaps doubling down on the mortgages to free up equity to BRRR would be better and quicker alternative. Give me your thoughts
