Running Comps in Detroit, MI

Any Detroit investors here? I was raised there but didn’t start my real estate journey until I lived in California.

I’ll be moving back to Michigan and would like to invest, but not sure how to find accurate comps with the way the recent sold data is there. It’s all over the place from as low as $300 to $256,000. Some 2/1’s sold for $25k+ more than some 3/2’s.

Help please LOL

Best advice is to get a good real estate agent that will help you out with comps. Detroit varies from block to block and if you're rehabbing properties you will want to make sure that your ARV is accurate so house doesn't sit.
