Hey @Chandler L Cox!  Welcome to BP!  I'm not in the Hotlanta area, but as an agent and investor in general I would say that the two biggest obstacles I face are: 

1. Reliable contractors. 

2. Funding options that optimize Self-Employment AND low interest rates.

By far the quality, consistency, and honesty of contractors is the biggest barrier.  You may have a good one or two in your line-up, build a great business with them, and then have to boot them and start the process afresh all within a 12-month window.  Over and over again :(
