Room Additions ? Or purchase another property?

I’m currently house hacking to bring down payment. I have 40% equity. 

I’m debating to add to the property cause it’s on .57 acre. The addition cost for a 1bd 1bth kitchen, Living área with laundry closet. Appx 60k. Attached to the main house yet separate entry.

Rent is about 1100 for it?

Should I buy another house or add?
