University student living

Hey everyone I am relatively new to real estate investing and I am wanting to reach out to anyone who has experience in student living rentals? I have gotten a couple leads come in that are within 2 miles of a big university out in Georgia and they would really work well as individual door rentals like student living. I am really interested in any advice but also where to find the laws and regulations side of things because when I try to search for it online the main thing that comes up is ads for houses for rent and what not.The other thing that comes up is the rules for the actual student not for someone who is creating a student living situation. Anything helps Thanks guys and gals.
