Just can seem to find my first deal

Started my RE journey beginning of this year and I’m still looking to do my first deal.

RE strategies I want to pursue are the BRRRR and flipping.

My problem is I can’t seem to find my first deal.

I use BP calculators and a couple spreadsheets I got from networking at my local REIA to run my nbrs but my offers are never accepted.

I’ve read a lot and listened to a lot of podcasts and understand the process quite well.

I’ve submitted plenty offers but they never get accepted.

What I’m I doing wrong?
