Partnering on new construction

What type of partnership should I seek out for a new construction single family deal that I plan to hold? I am a new investor and I've never done a construction project before. I'm in a hot area (just outside Austin) an builders that can move quickly are hard to come by. Other details: I own the lot. I will need a construction loan. I will meet with an independent contractor this weekend.
