Offer letter template in Virginia

Putting together my first cash offer deal. I'm not using a realtor and the realtor asked me to submit a offer. Where can I find a template for an offer letter?

Oh, I just reread your post. You are NOT using a realtor. Whenever I come across a listed property I want, I ALWAYS ask one of my realtor friends to write an offer for me. It doesn't cost me anything, helps my friend, and lifts a lot of the closing process off my shoulders (such as checking on title search status and keeping the closing on schedule).
