Investing in a Downturn

Hello There!

Is is a bad idea to perform a BRRR strategy right before a recession will occur? My biggest concern is purchasing a property, performing renovations, and not getting the ARV correct on the property because homes values have dropped due to poor market conditions.

I fear that I would not be able to get sufficient funds from the re-finance to pay back the hard money lender (for the down payment and repairs).
