Paid reservation contract? Advice?

We have a potential pre-approved tenant who is willing to pay a reservation/holding fee for a property because it will be a couple of weeks before they can move and take on the new lease, they don’t want to miss out on this specific property. However we have not done this before.. Any advice? Simple holding contract?
