BRRRR method question

Hey everybody trying to refinance my first BRRRR deal, bought house for 45k put 10k in had it appraised for 105k renting for 1250 a month. Trying to refinance now with a 30yr fixed but every conventional loan is requiring 6 month seasoning. I found a couple portfolio lenders but interest is around 6.5% with around 9-10k in closing costs title, Piti payments upfront etc. My question is would u go portfolio lender to build volume faster even though it means less cashflow or wait the 6 months. And if anyone knows lender no seasoning with better rates please reach out. Thanks in advance I appreciate any and all advice.
