Need advice on renting my own home

I am currently trying to sale my home. I was approached by a gentlemen about doing a 2-3 year lease instead of purchasing. Just need some feedback to see if this would be worth my while. I currently live in this house and have for 4 years. Refinanced a couple years ago to a 15 year.

Current payoff of home is around $216,000 on a 15 year mortgage @4.5%. I have 13 years left. Monthly payment is around $2500 for everything.(Taxes and insurance). If I do this I am going to ask $2500/month. 4bed/2.5bath, 2500sf.

Annual household income is around $136600/year. From a tax standpoint would it be worth it? Would it be best to refy to 30 year? That would put my monthly payment at around $1400/month according to the Montly Fool calculator and I would still rent for $2500/month.
